planning on renovating to sell, it’s important you don’t
over-capitalise … especially when you can’t always
rely on capital growth.
The areas where you can often dramatically improve the capital value
of a property are:

2. Bathrooms
3. Landscaping
4. Paint
These areas generally produce the best return on your investment. Other
improvements you should consider are replacing rotten or fixing squeaky
floorboards, building a new fence, fixing eaves and gutters or adding a driveway
to a property. Basically, fix anything visual that could create an objection.
Of course, if you are going to do major renovation work, like moving walls or
building a carport or deck, then you need to consider council(s) and other statutory
authorities.
Other key factors to consider …
• Add natural light wherever possible.
• Open up tight spaces with an open plan feel.
• Plant colourful flowers.
• Get rid of any clutter.
As a final tip, remember that less is more when it comes to renovating to sell.
If you plan on living in a property for some time, then adding your own personal
touch when renovating is great. However, if you are planning to sell, then keep
it simple. Your objective is to appeal to a broader audience, so neutral tones
and clean, simple lines are best. Potential purchasers will then focus on what
they can add to make the property their own, rather than what they need to re-do!
